Project Profile: North Potomac Yard Park

North Potomac Yard Park is the centerpiece of a transformative redevelopment project in Alexandria, Virginia, converting a former railyard into a vibrant, transit-oriented community. This 4.5-acre park was designed to provide accessible green space, foster walkable connections, support gathering areas, and serve as the central hub for the neighborhood—all while aligning with Alexandria’s Environmental Sustainability Master Plan and supporting the development’s LEED v4 ND Silver goals.

Overcoming Site Challenges

As a former industrial site, residual waste and impacted soils presented environmental and safety challenges. Unidentified contaminated soils were discovered during bioretention installation, prompting collaboration with the county, environmental consultants, city inspectors, and the landscape architect. The team followed strict safety protocols, using PPE and licensed contractors to remove and transport soil, while engineered barriers and soil amendments ensured long-term site safety and plant health.

Bringing the Vision to Life

To realize the client’s goals, Ruppert Landscape integrated sustainable and functional design features, including:

  • Over 29,000 perennials and groundcover, 8,000 shrubs, and 400+ native and adaptive trees to support biodiversity and reduce water use.

  • $750,000 in site furnishings, including custom benches, tables, lounge chairs, bike racks, and playground equipment.

  • Stormwater management systems with 13 bioretention sites, over 3,100 LF of piping, 52,650 SF of impermeable liner, 40 overflow risers, 1,400+ tons of stone, and 3,400 CY of bio soil.

Navigating Complexity

Installing over 225 tons of quarried stone required careful handling of massive, irregular pieces—some weighing up to 3,000 lbs—using cranes and precise test-fitting. Late-stage design updates, playground safety requirements, and tight site access demanded reshaping and multiple labor-intensive adjustments to ensure compliance without compromising design intent.

The large site was managed in four phases with specialized crews for tree, shrub, and soil installation, allowing seamless coordination with other trades and efficient workflow. Bioretention areas required exact grading, with invert elevations maintained to fractions of an inch to ensure proper stormwater flow, while working around existing utilities added another layer of complexity.
