To capitalize on the building’s unique positioning, a new 1-acre outdoor plaza was designed atop an expanded parking structure. Inspired by the upcoming Hub404 highway cap and the modernist gardens of Brazilian landscape architect Roberto Burle Marx, the plaza was conceived to spark curiosity and encourage people from surrounding buildings to visit. The space features inviting seating and working areas, open gathering spaces, and lush landscaping.
Nestled in the heart of Buckhead’s financial district, 3350 Peachtree is a Class A office building originally built in 1989. Its location offered a unique opportunity to connect with two transformative initiatives in Atlanta—PATH400 and HUB404—designed to create a 5+ mile greenway, a 9-acre park, and better access to mass transit. The vision for this project was to provide valuable green space, encourage recreation, and support multimodal transportation options, enhancing life for both residents and visitors.

Overcoming Challenges
The project presented several significant challenges. Integrating the new plaza with the existing parking deck required careful engineering of the sub-base and stone layer to achieve proper slopes and uniform depth. When field conditions revealed uneven garage slab elevations, the team adapted by adding up to three feet of additional stone and carefully tapering to create a seamless transition.
Material access was another hurdle. The team coordinated with a 200-ton crane, telebelt, and pump truck to move materials to the upper-level plaza safely and efficiently.
Multi-colored concrete pours posed additional complexity, requiring precise timing and repeated applications to ensure a uniform exposed aggregate finish across 46,500 SF. Meanwhile, construction noise and building access had to be carefully managed to minimize disruptions to tenants and neighboring high-rises.
One notable design challenge involved the placement of a 12” caliper Willow Oak. The soil depth atop the structure could not support the original specification, so the team collaborated with the landscape architect to fabricate a custom planter off-site, preserving the design vision while ensuring the tree’s health.
Project Outcome
The completed plaza creates a vibrant, eye-catching, and ecologically responsible outdoor space that enhances both the building and its surrounding environment. Curvilinear concrete patterns, lush plantings, and thoughtfully designed gathering spaces invite residents and visitors alike to explore and enjoy the area, while stormwater capture and pollinator habitats contribute to sustainability goals.
